There are a multitude of problems that can arise on a commercial air conditioner as in any other HVAC system, but the problems are magnified by the size of the equipment and the size of the problems. A refrigerant leak is one of the most common problems that occur in both residential and commercial systems. If the refrigerant’s line, which is usually copper, becomes pitted to corrosion over time, it will result in pinhole leaks that slowly drains the refrigerant that is needed for the system to operate. If the leak goes undetected, the entire system can drain down leaving the unit out of commission.
The air handler is the component that is responsible for the circulation of the air throughout the building. The air handler motor houses lubricated bearings that lessen the friction on the motor while it is operating. When the bearings wear down the friction on the motor increases and over time will burn itself out causing the system to break down.
